Well and septic: what lenders actually require

This is the single most common surprise in Jackson.

If a property is on a private well or septic system, most loan programs require testing, and government-backed loans are strictest. A well water test is standard. Septic inspection requirements vary by program and by county health department rules.

FHA and VA also apply distance requirements between the well, the septic field and property lines. A property that fails those can still be financed conventionally in some cases, but the program you chose in week one may not survive week four.

If you are looking at a well and septic property, say so before you get pre-approved, not after. It changes which programs are realistic.

New construction in Jackson

Jackson has active new construction, and builder financing comes with its own timeline issues. Two things worth knowing:

Rate locks. If your closing is months out, a standard 30 or 45 day lock does not cover you. Extended locks exist and they cost something. Plan for it.

Builder incentives. Builders often offer money toward closing costs if you use their preferred lender. Sometimes that is genuinely the better deal. Sometimes the rate is high enough that the incentive does not cover the difference. It is worth running both, and you are allowed to.

Larger lots and acreage

Properties with significant acreage can complicate the appraisal. Outbuildings, agricultural use and lot size all affect how comparable sales get selected and which programs will lend.

Some rural parts of Ocean County may fall in USDA eligible areas. Eligibility is property-specific and the maps change, so it is worth checking a specific address rather than assuming either way.
