Yes, on a clean file, when the borrower is responsive and the appraisal comes back on time. It is an average across our files, not a promise on any single one.
Things that make 21 days unrealistic: a self-employed file that needs a full income analysis, a property with title problems, a seller who cannot move that fast, a construction or renovation loan, or a borrower who takes a week to send documents.
Things that make it very achievable: a W-2 borrower with documents ready, a standard single-family property, and a purchase contract with a realistic date.
Same day, if we have your documents. A real pre-approval means credit pulled, income and assets reviewed by a human, and a letter you can put in front of a seller. Not a calculator estimate.
That distinction matters in a competitive offer. Listing agents in Ocean and Monmouth County have seen enough soft pre-quals to tell the difference.
If you want the fastest possible timeline, have these before you go under contract:
All pages means all pages. A statement that says "page 3 of 5" with pages 4 and 5 missing gets the file kicked back, every time.
Sometimes, for a specific reason: a broker can move a file to a different lender when the first one slows down or issues a condition the file cannot meet. A retail bank has one set of guidelines and one queue.
That is not a universal rule. A good loan officer at a bank beats a bad broker. But the ability to reroute a file mid-process is real and it is the main structural advantage.
