What a mortgage broker actually does
A mortgage broker is a licensed middleman between you and the lender. I don't lend my own money. Instead, I have access to dozens of wholesale lenders — banks, credit unions, and private lenders — and I shop them on your behalf to find the best rate and terms for your situation.
Think of it like using a travel agent vs. booking directly. The travel agent has access to options and pricing you can't get on your own.
How is that different from a bank?
When you go to a bank — Chase, Wells Fargo, Bank of America — they can only offer you their own products. If their rates aren't competitive that day, too bad.
A broker shops the whole market. I work with 40+ wholesale lenders. If one lender has a better rate for your credit score and loan type, you get that rate.
Does using a broker cost more?
No. Brokers are paid by the lender, not the borrower — in most cases. The rate you get through a broker is typically equal to or better than what you'd get going directly to a bank, because wholesale rates are lower than retail rates.

Self-employed, recent job change, high debt-to-income, lower credit score — banks often say no. Brokers have access to lenders who specialize in exactly these situations.

You want someone in your corner
When you call a bank, you get whoever answers. When you work with me, you get me — start to finish.
You're buying investment property
DSCR loans, bank statement loans, and other investor products aren't offered by most retail banks. Brokers have access to them.
What about online lenders like Rocket Mortgage?
Rocket is a direct lender — they lend their own money and only offer their own products. They're fast and convenient, but they're not shopping the market for you. You get their rate, not the best rate.
Also — when your file hits a snag at 10pm before closing, you're on hold. With a broker, you have a direct line.
