Ocean and Monmouth Home Prices Rose Through September 2026

By Sam Alpert, President and Mortgage Loan Originator, NMLS #1961555

The single-family median sale price for the first nine months of 2026 was $629,000 in Ocean County and $810,000 in Monmouth County, according to NJ Realtors' September housing report.

How does that compare with last year?

Ocean County was up 3.1% from $610,000 for January-September 2025. Monmouth County was up 5.2% from $770,000 over the same period last year.

What period do these numbers cover?

January through September. They are year-to-date figures, not the median for September alone. A single month's results can look different from the nine-month results.

What does "median" mean?

It is the middle sale price: half the homes sold for more and half for less. Changes in the mix of homes sold can move that number, so it does not mean every individual home increased in value by the reported percentage.

The report treats single-family homes separately from townhouses, condos and adult-community properties. These numbers refer only to the single-family category.
