Record Seven New Jersey Zip Codes Rank Among America's 100 Priciest

By Sam Alpert, President and Mortgage Loan Originator, NMLS #1961555

Seven New Jersey zip codes made PropertyShark's 2026 list of the 100 most expensive in the country, the most the state has ever placed. Two of them are in Monmouth County.

Which Monmouth County towns made the list?

Rumson and Deal. Rumson (07760) ranked #84 nationally with a median sale price of $2.41 million, its first appearance on the list. NJ.com reports the town's prices have been climbing partly because of the Netflix movie studio development. Deal (07723) ranked #64 at $2.65 million. Deal was the only New Jersey entry where the median fell, dropping about $1 million from $3.55 million in 2025.

What were the other New Jersey zip codes?

Alpine in Bergen County led the state again at #15 nationally with a $4.38 million median. It has been New Jersey's priciest zip code in 10 of the past 11 years. Stone Harbor ranked #41 at $3.13 million, its first time above $3 million. Avalon came in #55 at $2.80 million, Short Hills #76 at $2.45 million, and Cape May Point #89 at $2.35 million, also a first-time entry. Five of the seven are Jersey Shore towns.

What do these numbers mean?

The median sale price is the middle sale: half the homes sold for more and half for less. It is not what every home in town is worth. PropertyShark counted residential sales that closed between January 1 and September 30, 2026, in zip codes with at least five sales.

How does New Jersey compare nationally?

This is a record year for the state. New Jersey usually places about two zip codes on the list; this year's seven ties Connecticut. Six of the seven New Jersey entries set record-high prices. The priciest zip code in the country was Atherton, California, at $10.73 million, the first time any zip code has topped $10 million.
