How to Get Pre-Approved for a Mortgage in NJ

Pre-approval is the first real step to buying a home in New Jersey. Here's exactly what you need, how long it takes, and what to watch out for.

Before you tour a single house, before you make an offer, before anything — you need a pre-approval letter.

Without it, sellers won't take you seriously. With it, you know your budget, you move fast, and you don't waste months falling in love with homes you can't afford.

Here's exactly how it works.

Pre-approval vs. pre-qualification

These are not the same thing. A lot of buyers find this out the hard way.

Pre-qualification is an estimate based on what you tell someone over the phone. No documents pulled. No credit check. Means almost nothing to a serious seller.

Pre-approval is a real review of your finances — income, assets, credit, debts. A lender actually looks at your paperwork and signs off that you're likely to qualify for a loan up to a specific amount. This is what sellers and realtors want to see.

What you need to get pre-approved

Pull these together before you apply — it makes the process faster:

Identity

Driver's license or government-issued ID.

Income

W-2s from the last 2 years, pay stubs from the last 30 days, and federal tax returns from the last 2 years (all pages). If you're self-employed, add 2 years of business tax returns plus a year-to-date P&L.

Assets

Last 2 months of bank statements (all pages, all accounts) and investment or retirement account statements.

Debts

The lender will pull this via your credit report, but know your monthly minimums on credit cards, student loans, car payments, and anything else reporting.

What happens to your credit?

When you apply for pre-approval, the lender does a hard credit pull. This can drop your score by a few points temporarily — usually 5 points or less.

Here's what most people don't know: if you apply with multiple lenders within a 14–45 day window, the credit bureaus treat all those pulls as one inquiry. So shopping around doesn't hurt you as much as people think.

How long does pre-approval take in NJ?

With a mortgage broker — typically 24–48 hours once you submit your documents. Sometimes same day.

The number people quote (weeks) usually applies to banks with internal processing queues. Brokers can move faster because we're not stuck in one lender's pipeline.

How long does a pre-approval last?

Most pre-approval letters are good for 90 days. After that, you may need to refresh your documents. This is normal — lenders want to see current information, not something from six months ago.

What can disqualify you?

Credit score below the program minimum (620 for conventional, 580 for FHA).

Debt-to-income ratio too high (generally above 43–50%, depending on the loan).

Can't document income, like gaps in employment or a new job with less than 2 years.

Recent major credit events such as bankruptcy, foreclosure, or collections.

None of these are necessarily permanent disqualifiers — they just mean we figure out a timeline and a path.

NJ-specific things to know

New Jersey property taxes are high. That matters because property taxes are part of your monthly mortgage payment. When lenders calculate whether you qualify, they're looking at your total payment — principal, interest, taxes, and insurance — not just the loan itself.
