How Long Does It Take to Buy a House in NJ?

The real timeline for buying a home in NJ — from pre-approval to closing. No fluff.

The honest answer: it depends. But I'll give you real numbers — not the vague 'it varies' answer you get everywhere else.

Step by step — with real timelines

Step 1: Get pre-approved — 1–2 days

This is where you start. You submit your income docs, we pull credit, and you get a letter. At Spring Home this takes 24 hours. Don't skip this. In NJ, sellers won't look at your offer without it.

Step 2: House hunting — 2 weeks to 3 months

This is the variable. Some buyers find a house in two weeks. Some take three months. It depends on your budget, your market, and how picky you are. Step 3: Offer accepted — same day to 1 week of negotiation

Step 5: Mortgage processing and underwriting — 2–3 weeks

Step 6: Clear to close and closing — 1–3 days

Once underwriting approves the file, you get a 'clear to close.' Your attorney schedules the closing, you do a final walkthrough, and you sign.
