September Home-Contract Cancellations: Ocean 14.4%, Monmouth 10.2%

A signed contract is not a completed sale. Redfin's September 2026 cancellation rate was 14.5% nationally, 14.4% in Ocean County and 10.2% in Monmouth County.
What does the rate measure?
Redfin counts a cancellation when a home moves from under contract back to active for sale. It divides that month's cancellations by the number of homes that went under contract in the same month.
Those are not necessarily the same deals. This is a market measure, not the chance that one particular buyer's contract will fail.
Ocean County was close to the national rate. Monmouth County's rate was lower. The local numbers are county figures, not estimates borrowed from a larger metro area.
